21 Queen Street, Auckland

Careful reuse of existing structure enabled the design to integrate the latest energy saving technology and sustainable materials to create a 'state of the art' office building conforming to the New Zealand Green Building Council's strict requirements for a five star design rating. With six new levels, a double height entrance foyer and public gallery, 100% fresh air chilled beam services; and space allocated for rain water harvesting tanks, cycle and foot commuter shower and changing facilities, recyclable material storage and collection; the design still achieves a 92% nett lettable area as a percentage of gross area maximising the commercial potential of the site. Procured through an innovative 19 month construction programme, including integrated tenant fit-out options, the project sets a benchmark for commercial refurbishments as well as market leading office environments in the region. Re-imaged with a high performance transparent glass curtain wall facade the 21 Queen Street transformation achieved a 5 Star Green Star certified rating with 65 points.
