PARK BOUTIQUE HOTEL QUEENSTOWN

Queenstown Park Boutique Hotel is a three story building at Robins Road located at the fringe of the Queenstown Town Centre adjacent to the Recreation Ground reserve. The site is on the edge of an existing residential area that is slowly morphing into commercial and visitor accommodation activities. The site contains an area of 1184 square metres. We received a brief to design a visitor accommodation facility that would be a hybrid of a standard hotel type guest room and traditional motel type accommodation, IE hotel guestrooms that include small kitchenettes. The guestrooms were required to be set out so that a number of multiple key arrangements could be achieved from two up to four adjacent guestrooms. The owners determined that the hotel would not include restaurant facilities on the basis that the hotel is located close to the central Queenstown where guests can easily access many nearby restaurants. This concept included for breakfast services, given a developing trend for people to enjoy breakfast out. The kitchenettes were provided however to give choice and flexibility for guests. The brief requested that as many guestrooms are achieved as possible on a residential scale site and that the design should comply with the planning parameters set out in the District Plan and Zone applicable for the site. Nineteen guestrooms were provided. The provision of necessary car parking became a significant planning matter to resolve. The site is unique in that it is triangular and located on a narrow pinch of land between a frontage to Robins Road and a frontage to the Queenstown Recreation Ground. The building is at a termination point of where we can anticipate a reasonable density of development will occur over time, being a first in the location that is likely to stimulate further development. We set out to complete an architectural solution that would take opportunity of the unique site, the topography and location and be a design that would characterise a significant location. Given the resulting scale of the building we wanted it to appear as a light edge to the Recreation ground.
