The Pulse Apartments
The Pulse, a 65-unit apartment complex in Ponsonby needed to be restored to a safe, healthy, and sustainable condition for the sake of both the owners and tenants. Maynard Marks was engaged to provide architectural design and contract administration for the remediation of weathertightness issues on this multi-unit residential complex. We were tasked with preparing a design solution and the required documentation for the extensive re-clad of the existing apartment building. To ensure the construction started on time, we spared no effort to successfully complete the concept, developed and detailed design phases within the incredibly tight programme timeframes. The project involved extensive consultation with multiple stakeholders, and we effectively managed the other consultants and worked in close collaboration with the contractor through an early contractor involvement (ECI) process to ensure our design was cost-effective and buildable. During the construction phase unanticipated passive fire compliance defects were uncovered. To enable the works to progress without disruption, we coordinated other consultants and worked closely with the Council to efficiently address these issues. Utilising our expert contract and financial management skills we proficiently managed this process, successfully negotiating with the various contracting parties to the overall satisfaction of the client. Maynard Marks was awarded the Silver Award in the “Residential” category at the 2017 New Zealand Commercial Project Awards. The award was a recognition of a high level of client satisfaction including teamwork between the client, design team and contractor in the delivery of the Pulse Apartments project over and above the original brief.
