Settlers Albany

This new retirement village is located in the heart of Albany Village. An ongoing project, residential blocks A,B,C,D,E and F are completed with the central lodge and adjoining apartment block I currently under construction. The village has a higher density than many in that all dwellings are incorporated into apartment blocks, ranging from 2 to 5 storeys. The client wanted a design that offered durability with long-term appeal. The overall design has a deliberately modern and cosmopolitan feel that sets it apart from the more traditional, villa-dominated designs of older village developments. Once all work is complete, the village will boast 18 buildings, centred around a large community lodge that backs onto an outdoor bowling green. Blocks A,C,D,E and F are all 3-storey apartment blocks, opening onto a stream reserve. There are a mixture of 2 and 3 bedroom apartments, all 100m2 or greater, with high levels of insulation for thermal and acoustic comfort. All apartments are north facing with a relaxing aspect to the adjacent reserve and have their own outdoor area and garage. Block B is a 4-storey building, offering car parking in the basement and 3 levels of 2 or 3 bedroom apartments, ranging from 85m2-106m2 plus its own balcony. Upper levels offer views across the surrounding area. The arrangement of the buildings makes the most of the site's contours to maximise openings to the east, north and west with views into the creek reserve to the north-east and Lucas Creek to the north-west.
